Ataraxia Estate Policy
1. LEGAL DESCRIPTION
Ataraxia Estate represented by Anastasios Kontaratos and having as its objective to promote and lease real estate with emphasis on holiday villas in Greece. Its head office is in Mykonos. All bookings are made between Ataraxia Estate (the Owner) and the Guest (in the name that appears on the booking form). Your signature on short term rental agreement (booking form) will be taken as your acceptance of the below conditions.
2. BOOKING CONDITIONS
A deposit equivalent to an amount, agreed between the two parties, of the total rental is required to confirm the reservation. Please note that the booking is not confirmed until this deposit is received and until you receive the booking confirmation from us. Acceptance of these conditions is a necessary precondition for the booking to be made.
In order to proceed with the booking, you must complete an online registration form. Within this registration, you will be prompted to provide us certain personal information, including but not limited to your full name, email address, and any other needed information such as credit card number (in the event you rent a property). These kinds of personal information are used for billing purposes, to fulfill your requests, to communicate with you about your order and the Site. If we encounter a problem when processing your order, your personal information may be used to contact you. All information will remain confidential and will not be used anywhere else other than in the above cases. The balance of the payment must be paid at least 45 days prior to your arrival. If the balance is not received by us by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and to retain the deposit. For bookings made within 45 days of arrival date, you will be required to pay full cost of your holiday rental at the time of booking.
4. PRICE GUARANTEE
We guarantee that the price of the villa will not be subject to change or local tax, after the agreement has been signed.
Availability will be confirmed to you once we have checked your enquiry with the principal.
6. ARRIVAL AND DEPARTURE TIME
You should arrive at the date and hour agreed. Check-in time is from 4pm onwards and Check-out time is 11 pm. Early Check-in and late check-out are subject to availability and require our confirmation in advance. Sur-charges may apply.
7. SECURITY DEPOSIT
When you book with us, you accept responsibility for any loss or damage to the property, caused by you or any member of your party or visitors at the property, hence a security deposit of 10.000 EUR is payable with the balance of the reservation. Your deposit, minus any costs that have been incurred, will be refunded to you (10) days after your departure, provided we receive your full bank account details including account name, bank name, IBAN code (or equivalent for non-EU countries) and BIC code.
8. CANCELLATION POLICY
Should you need to cancel your booking after confirmation, you must immediately advise us in writing by email to firstname.lastname@example.org. Your notice of cancellation will only be effective when it is received in writing by us at our offices. It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is cancelled by us due to non-payment, then we shall be entitled to the following percentage of the holiday cost: • 30 days prior to arrival = no cancellation fees • 29 days prior to arrival = 100% cancellation fees All cancellations must be sent to us in writing and signed by the signatory of the booking form. Security deposit will be fully refunded. Cancellation policy may vary for offers.
9. MINIMUM LENGTH OF STAY
Minimum 7 nights stay is required. Minimum stay may vary according to season and is subject to availability. Long stays (21+ days) are possible. Sublet is not allowed.
10. CLEANING AND MAID SERVICES
The properties are handed over in a clean and tidy condition. Live-in cleaning lady and housekeeping service is provided, including a daily change of bath/pool towels and change of bed linen as per request. Should you require any extra maid service, please advise us at the time of booking and we will do our utmost to satisfy your request. All quoted charges will need to be prepaid at the time of booking the specified extra service. Please inform us of any special requirements, needs, allergies or sensitivities you may have, so that we can better accommodate you. You have the obligation to leave the property in a clean condition at the end of the rental period.
11. EVENTS AND ENTERTAINMENT AT THE PROPERTY
All bookings are confirmed for holiday purposes only. Any other social events are strictly prohibited. It is strictly prohibited any party or event, to take place in the villa premises and surrounding areas, as well as the accommodation of guests other than the ones confirmed on the reservation and check-in registration form. In case of violation of this term, the owners have the right to stop the tenancy and ask the guests to leave the villa. However the paid amount will be kept as penalty. Further payment may be requested, in case of a legal action.

13. BEHAVIOR AND DAMAGES TO THE PROPERTY
During your stay at the villas, you and your guests are expected to comply with Greek law and respect quiet hours, which during the summer period (from April 1st to September 30th) are from 3 pm to 5.30 pm and from 11 pm to 7 am. During the winter period (from October 1st to March 31st), quiet hours are from 3.30 pm to 5.30 pm and from 10 pm to 7.30 am. For any failure to comply with Greek law, you and/or your guests shall be solely responsible. You accept responsibility for any loss or damage to the property or adjacent properties, caused by you or your guests. The security deposit mentioned above covers any damage, loss or breakage to the property or contents.
14. GUEST INJURY DISCLAIMER
The Owner cannot be held responsible for any accident or injury that may occur in the villa, its surrounding areas or the public areas of the complex under any circumstances, during your stay at the property.
15. SWIMMING POOL & HOT TUBS
The swimming pool will be kept clean and operational by the property staff. NEVER LEAVE CHILDREN UNATTENDED PLAYING AROUND OR INSIDE A SWIMMING POOL
16. INDOOR/OUT- GYM
The Gym, inside and outside area, will be kept clean and operational by the property staff. Guests are to assure equipment; i.e. weights or table tennis accessories, are placed back to their original position after use. Children under 16 years of age are not allowed to use the gym without being accompanied by an adult.
17. BASKETBALL/Mini Soccer FIELD
The field, will be kept clean and operational by the property staff. Guests are to assure proper use and will be responsible for their own safety and well-being, while using it. FOOD and DRINKS are not allowed on the field.
Valuables left at the property are at your own risk. The Owner is not responsible for their loss, misplacement or robbery at any time. The estate is equipped with the latest type of security systems. Each individual bedroom also has its own individually controlled alarm system, as well as a safe deposit box. You are solely responsible for the use and activation of the security system. You should make sure to have all doors and windows closed and locked when leaving the accommodation. In the event of any theft or damage occurring through negligence of you or your guests, the Owner has the statutory right to ask for compensation from you. In case you vacate the property owing to a burglary, no refund shall be given, unless proven evidence exists of the Owner’s failure to familiarize you of the anti-burglary systems in the accommodation.
We strongly advise you to have a medical plan that will cover any medical expenses in Greece. If you or a member of your family has any serious chronic condition, including severe allergies, you are obliged to inform us in advance. In all cases, you should be covered by your insurance for any accidents to you or your persons, and for any other holiday risks. The Owner is not and cannot be held responsible for accidents caused due to the negligence and/or lack of attention of you or your guests in the grounds of the property (swimming pool, gardens etc.).
20. PHOTOS OF THE PROPERTY
Photographs and videos of all our properties can be taken only for personal use and cannot be used for any other purposes.
We have visited and checked the property. The descriptions displayed on our website are accurate and made in good faith. All our personnel are available at any time to assist you and resolve any problem during your stay. However, we are not responsible for power outages, voltage fluctuations or damage that may occur due to forces outside our control, such as weather-related conditions or other acts of nature.
22. DAMAGE FROM NATURAL PHENOMENA
Our properties are provided with all necessary means of protection against natural phenomena such as floods, fires and storms. Therefore, we are not responsible for any damage to or destruction of your or your guests` personal belongings caused by such a natural phenomenon.
